<p>The former Gwenllian Hotel, located on the outskirts of the West Wales town of Cydweli, has now been closed for a number of years with the building becoming <img src="http://www.businessreel.com/media/uploads/2011-01-17-0340/66269517b.jpg" alt="" />derelict. Fortunately a developer has emerged with intentions to develop the site. However, it has transpired that the part of the land was situated within a C2 flood zone which suggested that it is at risk of flooding during at least the 1 in 1000 year event.</p>
<p>&nbsp;</p>
<p>Francis Sant prepared a Flood Consequence Assessment for the site which showed that it was likely to be flood free during such an event and that the Development Advise Maps were not correct at this location.</p>

Due to the proximity of the site to both the River Tywi and the Bran river, it was essential that a flood consequence assessment was undertaken, in order to forecast likely levels for the river in different return periods. Using HECRAS points supplied by Natural Resources Wales, Francis Sant estimated what the river levels are expected to be during a 1 in 100, and a 1 in 1000 event, while also considering  the impact climate change may have on these levels. It was suggested to raise the floor level as well as incorporate flood proof design while building.</p>

<p>Francis Sant were commissioned to find a sustainable drainage solution (SUDs) for the proposed new housing development in Tycroes, Carmarthenshire. Due to the poor soil conditions infiltration was not possible, therefore, to avoid an increase in the rainfall runoff rate with the potential risk of flooding the surface water was designed to drain into a nearby watercourse via an attenuation system.</p>

Due to its location near both the coast and to the river Rheidol, it was vital to know the flood risk for the new, highly vulnerable development. Using a 2D mathematical model, with the aid of TUFLOW, the risk to the site from both fluvial and costal source was assessed for different return periods. Mitigation measures were then identified and incorporated into the design of the proposed building.</p>

				<content:encoded><![CDATA[<p><img class="alignright wp-image-96" src="http://francissant.com/wp-content/uploads/2014/07/honeybourne.jpg" alt="honeybourne" width="200" height="150" />The centre of the village of Honeybourne floods on a regular basis affecting a number of residential properties, a pub and the main highway through the village. As part of a proposal to develop a new housing site Francis Sant were commissioned to assess the flood risk and to investigate potential methods of reducing the reducing the risk and the impact. As part of the project a 2D hydrological model was constructed incorporating a number of streams in the area along with the associated fluvial structures TUFLOW. A cost affective and simple solution was found that removed 60% of the properties from the 1 in 100 year flood zone and significantly reduced the impact of flooding elsewhere which was endorsed by the Environment Agency.</p>
<p>In addition a water management report (containing information on sustainable drainage as well as the risk of flooding from various sources) was prepared for the proposed site.</p>

This is the case for the proposed anaerobic biodigester at Lower Ailey Farm where the manure and crop waste, produced on the farm, will be processed to provide a fertilizer which will be spread back on the land reducing the need to import nitrogen and phosphates. In addition green energy will be produced as part of the operation, which will be sold to the grid. Francis Sant undertook a Flood Risk Assessment and a risk assessment for ground water contamination to ensure that the risk and consequence of flooding as well as the potential for pollution was acceptable.</p>
